Workforce housing coming to San Bernardino

An apartment complex in San Bernardino is being converted to workforce housing.

Echo Apartment Homes, a 38-unit complex at 505 East Rialto Ave., recently sold for $12.3 million, or roughly $323,000 per unit, to Aspen Real Estate Financial.

AREF will work with the county’s housing authority and the California Affordable Housing Agency to structure rents to fall within workforce housing levels.

AREF said it will handle all the costs of the building purchase, along with reserve funds to cover lease payments and operating expenses in recessionary periods. At the end of a 40-year lease, AREF will donate all the equity and upside value to the housing authority. The county also will get all of the rent cash flow from the property.

Echo Apartment Homes includes 26 two-bedroom units averaging 1,059 square feet, six three-bedroom units at 1,192 square feet and six four-bedroom units around 1,248 square feet.

Each apartment includes stainless steel appliances, plank flooring and covered patios. Amenities include a multi-sport court, covered parking, controlled access, on-site management and 24-hour maintenance.

“The purchase of Echo Apartments is an opportunity for us to bring new housing opportunities to the community, including opportunities for those often overlooked in traditional housing markets without the need for a large capital contribution,” said Rishad Mitha, deputy executive director for the housing authority or HACSB.

1.1M square feet for logistics company

iDC Logistics, a national third-party logistics provider, recently signed leases for 1.1 million square feet of industrial space in San Bernardino and City of Industry.

CBRE’s Jeff Vertun represented iDC Logistics in both transactions. Terms were not disclosed.

iDC signed a lease for 844,311 square feet at 5690 Industrial Parkway in San Bernardino, the second-largest industrial lease in “core” Inland Empire in 2025, according to CBRE.

The space will be used for iDC customers’ logistics needs. It comes with a temperature-controlled environment.

The second lease spans 260,000 square feet at 19515 E Walnut Drive N in the City of Industry.

This facility will house iDC Made, working as a manufacturing hub producing consumer electronics, including computers and monitors, for a third-party client. iDC said it will employ 200 technicians who will produce 12,000 to 15,000 finished units per week.

Elton Chung, CEO of iDC Logistics, said in a statement that the City of Industry facility would gives its clients a certain tariff-conscious agility while “supporting U.S. job creation and economic growth.”
